A wall-mounted split may be enough for one room, but larger homes and commercial spaces need a system that cools evenly without getting in the way. When comparing cassette vs ducted air conditioning, the better choice comes down to the building layout, ceiling space, daily use and how much control you need over different areas.

Both systems can deliver quiet, efficient comfort when they are correctly designed and installed. They are not interchangeable, though. A ceiling cassette is usually best for conditioning a defined open area, while a ducted system is designed to manage multiple rooms through a concealed network of ducts.

Cassette vs ducted air conditioning: the key difference

A cassette air conditioner sits recessed into the ceiling, with the visible grille generally around 600 mm square. It distributes conditioned air in two or four directions, making it a practical option for open-plan rooms, retail areas, offices, cafés and larger living spaces. Most cassette systems connect to an outdoor unit, much like a split system, but place the indoor unit out of sight above the ceiling line.

Ducted air conditioning uses one central indoor fan coil, usually installed in the roof space or ceiling void. Conditioned air travels through insulated ducts to outlets in each room or zone. Return-air grilles draw air back to the unit, where it is cooled or heated again before being redistributed.

The distinction matters because a cassette treats the area around one indoor unit, whereas ducted air conditioning is designed to serve a broader floor plan. A cassette can be part of a multi-split or VRF system in commercial premises, but it does not provide the same room-by-room coverage as a standard ducted layout.

When a cassette system makes sense

Cassette air conditioning is often the cleanest solution where a wall split would look intrusive or struggle to throw air far enough. In a square or open space, its four-way airflow can cover the area more evenly than a unit mounted along one wall.

For a small office, shop floor, meeting room, restaurant dining area or open-plan living room, a cassette can provide strong performance without ductwork running throughout the building. It keeps wall space free for shelving, artwork, windows or signage, which is particularly useful in commercial fit-outs.

A cassette can also be a sensible choice where only one main area needs conditioning. There is little value in installing a whole-home ducted system if bedrooms are rarely used during the day and the goal is simply to cool a busy living zone.

The trade-off is that cassette installation still requires suitable ceiling access, drainage for condensate and room above the ceiling for the indoor unit. It is not simply a unit that can be fitted into any ceiling. Placement is critical too. A poorly positioned cassette may send cool air directly over desks, dining tables or lounge areas, creating drafts instead of consistent comfort.

When ducted air conditioning is the better fit

Ducted air conditioning suits homeowners and businesses that want whole-building comfort with minimal visible equipment. Supply grilles can be positioned throughout bedrooms, living spaces, offices and common areas, while the main equipment remains hidden.

For Brisbane households, ducted systems are particularly effective in larger homes, multi-bedroom properties and renovations where several rooms need regular cooling. They are also a strong option for commercial premises with multiple enclosed offices, consulting rooms, classrooms or treatment spaces.

Zoning gives ducted systems an edge

A properly designed ducted system can be divided into zones. This lets you run the bedrooms overnight, the living area during the day, or selected work areas rather than conditioning the entire building at once. Zoning improves control and can reduce unnecessary energy use, especially in properties with different occupancy patterns.

However, zoning is only as good as the system design. The equipment must be sized to operate safely at lower airflow when some zones are closed. Duct sizing, return-air provision and control settings all need to be considered from the start. Simply adding more zones is not automatically more efficient.

Ducted systems also offer a more discreet finish. If a consistent interior look matters, ceiling outlets are less visually dominant than multiple wall-mounted units or cassette grilles. That benefit needs to be weighed against the more involved installation work above the ceiling.

Cost is more than the purchase price

There is no reliable one-price answer to cassette vs ducted air conditioning. Equipment capacity, access, electrical upgrades, roof space, drainage, controls and the amount of ductwork all affect the installed cost.

A cassette system is often less expensive than a full ducted installation when it is conditioning one large area. There are fewer components and less material involved. But if several cassettes are required to cover separate rooms, the total can quickly approach or exceed the cost of a well-planned ducted system.

Ducted air conditioning generally involves a higher upfront investment because it requires a central unit, ducts, outlets, return-air grilles, zoning components and more installation labour. In return, it can deliver a more complete solution for the property.

Running costs depend on how the system is used, not just its type. A small cassette cooling an occupied shop area may be very economical. A ducted system with sensible zoning and temperature settings can also be efficient across a large home. Oversizing either system, running it with doors and windows open, or neglecting maintenance will increase power use and reduce comfort.

Airflow, comfort and noise

Comfort is often where the wrong choice becomes obvious after installation. A cassette produces air from a central ceiling position and is capable of moving air widely across an open room. It works well where airflow needs to reach multiple sides of the space, but occupants directly under the unit may notice stronger air movement.

Ducted systems spread air through several outlets, which can create a softer, more even feel across rooms. Outlet locations can be tailored around furniture, windows, heat loads and room shapes. This makes ducted air conditioning better suited to bedrooms and areas where steady, low-draft comfort is a priority.

Both options can operate quietly when correctly selected and installed. Noise issues usually come from poor design rather than the system type alone. Undersized return-air grilles, restrictive ducts, loose components, incorrectly set fan speeds or an indoor unit positioned too close to occupied areas can all create avoidable noise.

Installation limitations to check early

Before deciding, assess what the building can physically accommodate. Cassette systems need a ceiling void deep enough for the indoor unit, pipework, electrical connections and condensate drain. In a commercial tenancy, the ceiling design, fire services and access panels may affect placement.

Ducted air conditioning needs enough roof or ceiling space for the fan coil, insulated duct runs and accessible service points. Tight roof cavities, low-pitch roofs, heritage details and limited return-air pathways can make installation more complex. In some homes, a combination of systems may be more practical, such as ducted air conditioning for living and bedroom zones plus a separate unit for an extension or detached studio.

For commercial sites, the system should also be assessed against occupancy, fresh-air requirements, building controls and planned operating hours. A system that is fine for a quiet office may not suit a busy hospitality venue with heat-producing equipment and frequent door traffic.

Maintenance requirements are different

Both system types need regular servicing to maintain performance, hygiene and reliability. Filters need cleaning, coils should be checked, drains must flow freely and electrical connections should be inspected. In Queensland’s humid conditions, blocked condensate drains and dirty indoor coils can lead to leaks, odours and reduced airflow.

Cassette units need their filters and internal components accessed through the ceiling grille. Because the unit sits above occupied spaces, drainage maintenance is particularly important. A blocked drain can cause water damage before it becomes an obvious comfort issue.

Ducted systems require attention to the central unit, return-air filters, duct condition, outlets and zone controls. Ductwork does not need routine replacement, but damaged, poorly insulated or disconnected sections can waste energy and leave rooms performing unevenly. Commercial systems should be included in a preventative maintenance programme to reduce breakdown risk and maintain operational continuity.

How to make the right call

Choose a cassette when you need to condition a single open area, want to preserve wall space and have suitable ceiling access. Choose ducted air conditioning when several rooms need regular comfort, zoning is valuable and a concealed whole-home or whole-premises solution is the goal.

The best result starts with a site assessment rather than selecting a unit from a capacity chart. Room orientation, glazing, insulation, ceiling height, occupancy, equipment heat and how each space is actually used all change the recommendation.
